Optimized the financial strategy for a brokerage chain

Problem:

An experienced commercial real estate broker was planning to develop a national brokerage chain and was evaluating whether to build branches from scratch, acquire existing ones, or pursue a combination of both strategies. They also needed to determine how to finance the expansion—through equity investment, loans, or a mix of both.

Action:

We built a series of financial models to simulate the various strategies the client was considering. These models were significantly more concise, user-friendly, and robust (i.e., they didn’t break when parameters were changed). They included scenario analysis, sensitivity analysis, and intuitive toggles that made it easy to test different strategic options.

Result:

The startup found the optimal strategy, which included a combination of two expansion tactics, minimized investment requirements, and reduced the interest burden through smarter loan scheduling.
